Fees applying to all new tenancies from 1st June 2019
We may charge a tenant any or all of the following when required:
a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
a holding deposit of no more than one weeks’ rent;
default fee for late payment of rent (after 14 days);
reasonable charges for lost keys or security fobs;
payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by
payments associated with early termination of the tenancy, when requested by the tenant; and
payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or
other energy efficiency charges.
Fees applying to all pre-existing tenancies entered before 1st June 2019
We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.
Fees for a new Tenancy
If your offer is accepted we will ask you to pay a holding deposit (Only refundable should the landlord withdraw) and a non-refundable referencing fee for each intended occupant over the age of 18 years:
Referencing Fee £ 96.00 including Vat, per tenant
Holding Deposit: £250.00 (this will be refunded against the first rent payment)
Once you pass the reference procedure you will be asked to pay the following;
Tenancy drafting fee - £ 96.00 including Vat
Administration Fee - £150.00 including Vat
Rent in advance* - This varies on each individual case but you can expect to pay one to two months rent in advance (minus the £250 Holding Deposit)
Deposit – This can vary depending on each individual case but you can expect to pay between one to two months rent as a deposit
Renewal of a Tenancy
Please contact us in advance if you wish to extend your tenancy. If the tenancy is renewed, we will make a charge of £96 inc VAT to cover our administration.
Charges During a Tenancy
An administration fee of £60 inc VAT will be charged for each communication sent by Allen Heritage regarding late or non-payment of rent or administration charges.
A reference may be requested by a tenant at any time. The administration fee for this service is £35 inc VAT and is payable upon request.
If any charges remain outstanding at the end of the tenancy, Allen Heritage will deduct the amount due from the deposit.
